How to present your home for sale: decluttering, neutral styling, lighting, room purpose and kerb appeal, so buyers can picture themselves living there.

When you sell a home, buyers are not just looking at rooms; they are imagining their own life in them. Home staging helps by presenting each space at its best: clean, bright, well-proportioned and easy to understand. It does not need to be expensive. Most of the impact comes from editing, arranging and a few well-chosen additions.

Declutter and depersonalise

Start by removing as much as you can. Clear worktops, empty overflowing shelves and pack away anything you will not need before moving. Reduce family photos and very personal items so buyers can picture their own belongings. Clear out cupboards too, because buyers often open them to check storage space.

Repair and deep clean

Small problems create big doubts. Fix dripping taps, sticking doors, loose handles and blown bulbs. Touch up scuffed paintwork and refresh tired grout. A thorough clean, including windows, skirting boards and kitchen appliances, makes a property feel cared for.

Give every room a clear purpose

A box room used for storage should be presented as a bedroom, study or nursery. A dining area should have a table and chairs, even if you usually eat elsewhere. Clear room purposes help buyers understand how the home works and make floor plans easier to read.

Choose neutral, light styling

Light, warm neutral walls appeal to the widest range of buyers and look good in photographs. Use crisp white or neutral bedding, a few cushions and throws in a restrained palette, and one or two plants or fresh flowers in each main room. Keep accessories minimal; a few larger pieces look better than many small ones.

Make it bright

Open curtains and blinds fully, clean windows and replace any dim bulbs with bright warm-white ones. Add lamps to darker corners. For viewings, switch on lights in every room, even during the day, so the home feels warm and welcoming.

Tip: Walk through your home as if you were a buyer seeing it online. Check the listing photos for the angles buyers will see first, and make sure those views are perfect.

Don’t forget kerb appeal

First impressions start outside. Tidy the front garden, clean or repaint the front door, add a new doormat and a pair of planters, and make sure the house number is clear. A tidy entrance sets the tone for everything inside.
