A holiday rental competes for attention in a sea of listing photos, then has to live up to those photos the moment guests open the door. The best-styled rentals feel welcoming and personal, yet are practical enough to clean quickly and robust enough for a steady stream of guests.

Know your guests

Design for the people most likely to stay. A city apartment for business travellers needs a good desk, fast check-in and blackout curtains. A family holiday home needs extra beds, storage for luggage and durable, washable surfaces. A couples’ retreat benefits from a beautiful bedroom, a comfortable place to relax and a few special touches.

Choose a clear style

A consistent look makes a rental more memorable and photographs better. It might draw on the location, such as coastal, countryside or urban, or simply be a calm, modern style with warm materials. Repeat colours, materials and patterns across rooms so the whole property feels considered rather than furnished piecemeal.

Perfect the bedroom

Sleep quality has a large influence on how guests feel about their stay. Invest in a good mattress, quality white or neutral bedding that can be washed at high temperatures, two pillows per guest plus spares, and blackout curtains or blinds. Add bedside tables with lamps and sockets on both sides, a few hangers and somewhere to open a suitcase.

Choose durable, easy-care materials

Performance fabrics on sofas and chairs, removable cushion covers, washable rugs and wipeable surfaces save time and money. Avoid delicate pieces in high-traffic areas. Choose darker or patterned throws and cushions that hide small marks, and keep spares of everything that might need replacing between guests.

Light and comfort

Layered lighting makes a rental feel warm in the evening and photographs well. Add lamps in living areas and bedrooms rather than relying on ceiling lights. Make sure the living area has comfortable seating for every guest the property sleeps.

Tip: Stay in your own rental for a night. You will quickly notice what is missing, from a hook by the shower to a lamp that is too far from the bed.

Add memorable details

A few thoughtful touches make a stay stand out: a well-designed guidebook with local recommendations, a reading corner, artwork from local makers and a welcome tray. These details often appear in guest photos and reviews.
